What Does $400,000 Buy You in Magic Valley? A Real Look at Southern Idaho Real Estate in 2026
Let's talk numbers.
I work as a real estate agent across all six Magic Valley counties, and one of the questions I get most often from people considering a relocation is: "What does our budget actually buy there?"
It's a fair question and deserves a straight answer. So here's what $400,000 looks like across Magic Valley in 2026 — by county, by property type, with honest context.
Twin Falls County: The Hub
Twin Falls is the largest city in Magic Valley and the commercial center of the region. It has the most amenities — hospital, universities, Costco, full retail — and the highest property values in the six-county area as a result.
At $400,000 in Twin Falls city limits, you're typically looking at:
- A well-maintained 3-4 bedroom home in an established neighborhood, 1,500-2,200 sq ft
- Newer construction in developing areas on the south side of town, 1,800-2,400 sq ft
- Older homes with larger lots closer to the canyon rim
At $400,000 in the Twin Falls County outlying areas (Filer, Kimberly, Hansen, Buhl), your budget goes significantly further — acreage becomes realistic, and 2,000+ sq ft homes on half an acre to several acres are available.
Jerome County: Value Adjacent to Twin Falls
Jerome is 30 minutes from Twin Falls on I-84 and property values reflect the distance. At $400,000 in Jerome County, you have access to newer construction, larger lots, and in some cases small acreage that wouldn't be available at this price point in Twin Falls.
The Magic Valley Expressway makes the Twin Falls commute manageable for buyers who prioritize space over proximity.
Gooding County: The Hagerman Valley Opportunity
Gooding County — particularly the Hagerman Valley along the Snake River — offers some of the most distinctive properties in Magic Valley at this price point. Canyon-adjacent acreage, agricultural land, and older homes with significant lot sizes are all available at $400,000 and below.
The tradeoff is distance from Twin Falls amenities — Gooding and Hagerman are 45-60 minutes from the regional commercial center.
Minidoka, Lincoln, and Cassia Counties: Maximum Space
In the outlying three counties — Minidoka (Rupert), Lincoln (Shoshone), and Cassia (Burley/Oakley) — $400,000 is a strong budget. Acreage properties, agricultural parcels, and larger homes are accessible at this price point that simply aren't available closer to Twin Falls.
These counties are for buyers who prioritize space, rural lifestyle, and affordability over urban amenity proximity.
What the Budget Actually Buys
Here's the comparison that matters most for people coming from coastal or mountain West markets:
In Boise, $400,000 buys a starter home in a competitive market. In Sun Valley, it doesn't get you in the door. In Twin Falls, it buys a comfortable family home. In the outlying Magic Valley counties, it buys land and lifestyle.
If you're relocating from a high-cost market, Magic Valley real estate will feel like a reset button on your housing stress.
